Irving destination logistics
Irving is dense. Las Colinas has high-rise residential (Water Street, Music Factory-adjacent towers, Riverside) that require COIs on file 48-72 hours ahead, padded freight elevators and dock reservations in 2-3 hour blocks. Valley Ranch has newer apartments with strict move-in windows and gated single-family neighborhoods with HOA rules. Older Irving neighborhoods near the University of Dallas and MacArthur have easier truck access but narrow older streets. Coppell-adjacent Irving mixes new builds and mature neighborhoods. We ask about your specific building or community during the walkthrough.
